Newtown home opposite schools sells nearly $200K over reserve

Three bidders certainly did their homework on a cute Newtown home with a pool, plenty of space and perfectly positioned for school runs.

The five-bedroom residence at 69 George St sold for $1.94m at Saturday’s auction, almost $200,000 over the reserve price.

Whitford, Newtown auctioneer Dale Whitford opened the auction on a $1.65m vendor bid before two parties took the price beyond the $1.7m to $1.75m price guide.

Mr Whitford confirmed the property was on the market at $1.75m, but the third bidder who entered the race at $1.8m showed buyers had other ideas about home’s potential value.

Eventually the underbidder dropped out at $1.91m.

The Hong Kong-based buyers were giving instructions to family over the phone.

The purchasers were giving instructions over the phone from Hong Kong to family members bidding on their behalf.

They won’t relocate to Geelong immediately, but were attracted to the property for its proximity to Newtown’s schools.

“We are saturated with schools, that’s why people gravitate here in such number,” Mr Whitford said.

The Californian bungalow is directly opposite Sacred Heart College, and over the road from Geelong College.

Geelong Grammar’s junior school and Newtown Primary School were also nearby.

The home is perfectly presented for a family with school-aged kids, with three upstairs bedrooms sharing a bathroom and family rumpus room.

“It’s very, very well presented. Magnificent family accommodation with four bedrooms and importantly the ground floor main bedroom with the lovely ensuite and beautifully fitted walk-in wardrobe,” Mr Whitford said.

“The bathrooms are as-new, so only six years old, the kitchen as well. You can enjoy those without having to put your hand in to your pocket any further.”

Mr Whitford said the main living area at the rear was beautiful.

“Summer fun is waiting for you out in the garden in the alfresco area and the swimming pool and hours of enjoyment.”
